Property Condition Assessment
Property Condition Assessments (PCA’s) are used to determine the general physical condition and maintenance status of a property, recommend immediate repair and maintenance items, and recommend a differed maintenance and replacement schedule for long term physical needs.
The recommendations are considered to be significant for the property to continue in its current operation and/or to be restored to a good condition. This allows buyers to make the most cost-effective allocation of operating and capital budgets. EnviroPhase can provide analysis of single building elements or entire building systems.
Included in EnviroPhase’s standard PCA services are a comprehensive review of the following:
- Site and Grounds
- Pavement
- Structural Systems
- Building Exterior
- Interior Building Components
- Mechanical Systems
- Safety and Code Compliance
- ADA Accessibility Compliance
EnviroPhase has conducted a significant number of PCA’s over the past fifteen years, often in conjunction with a Phase I ESA and/or Asbestos Containing Materials (ACM) Survey.
